Whether you are holidaymaker looking for a property to rent or you are a rental property owner wanting to advertise your property we have a series of Frequently Asked Questions that may answer your queries. If the answer is not included in the list then just email us or visit our contact us page and send us your enquiry and we will do our best to help. Please note that advertising on our site or making a property booking on our site implies agreement to our terms and conditions.

Holidaymakers Questions Answered
Q. What service does Holiday Villa Select provide for holidaymakers?:
A. We provide a range of holiday rental properties that you can browse, with details of what is available within the property, its costs and the owners contact details. Also if the owner has chosen to display some additional items there may be an availability calendar, a map of the location, a brochure or a link to the owner's own website.
You will also be able to send an enquiry to the owner and/or make a booking. Once you have selected your property and we have put you in contact with the owner the rest of the booking arrangements/payment etc. will be done directly with the owner.

Q. How do I find a property to rent?:
A. The easiest way to browse the properties is to first look through the list of some of the popular destinations on the homepage or click on the map icon at near the top of the page to see a full map of Spain, from there you will also be able to:
Click on a region name to see a full list of all the properties in the region or
Look down the column that matches the number of bedrooms that you need and the number that is displayed in that column is the number of properties of that size - just click on the number in the region of your choice
You will be taken to a page that has a summary listing of all the properties that you are interested in and you can just look through the list and then click on the Further Details link and you will be taken to a page displaying all the property details.
Alternatively you can use the various search facilities that are available on the homepage or on the top menu bar

Q. Can I save the details of a property so that I can return later to review it again?:
A. Yes - to save the details of a specific property just click the Add to Bookmarks/Favorites link at the top of the page and an entry will be added to your browser's Bookmarks or Favorites list so that you can reopen the page again at a later date/time

Q. How do I know whether a property is already booked?:
A. If the property owner has chosen to maintain and display an Availability Calendar you will be able to see this calendar by clicking on the relevant button on the property details page. If this option has not been selected by the property owner you will be able to send a message to the property owner via our online form or you will able to ring the owner if they have chosen to display their telephone number

Q. Can I contact the owner to ask questions about the property - if so how do I do this?:
A. Of course, there will be an online form that you can complete which will send a message to the property owner for you. Alternatively if the owner has chosen to display his direct telephone number this will be displayed for you

Q. If the owner does not respond to my enquiries what do I do?:
A. We do not expect that this will happen very often but if you have not received a reply to your online form submission you should first check that you supplied the correct email address for them to reply to. If the address was correct then try resending another message or try phoning the owners contact number directly. If you are still experiencing problems contact us and we will see if we can get in touch with the owner on your behalf.

Q. How do I know if making a booking is safe?:
A. We obviously take adverts from owners in good faith and would want to hear of any concerns that you may have about a property/owner. We will investigate complaints and always reserve the right to suspend an advert from display if we are concerned about its validity.
As with any remote purchase there are things that you can do to satisfy yourself that your booking is safe.
Asking for references is always a useful option - if the owner has let the property previously they will be likely to have a list of satisfied customers whose contact details they can supply
Always ask for the owners full contact details
Most owners will be able to provide you with a booking contract which outlines all the aspects of the booking, letting and payment terms and will detail the facilities that are being provided
Always pay for bookings by a secure, traceable method direct to the owner eg. credit card, PayPal, cheque, bank transfer etc. and we recommend that you never send payment by a non-traceable route (eg. cash, wire transfer or payment to a 3rd party)

Q. How do I make a booking?:
A. Remember all bookings for holiday rental properties are made directly with the owner. Once you have selected the property in which you are interested in, just complete and submit the online form. This form will send a message to the owner and arrangements about the booking are then dealt with directly with the owner

Q. How do I pay for a holiday rental booking?:
A. Details of the payment arrangements will be supplied by the property owner in the course of agreeing your booking. We would normally expect that once you have clarified any queries that you have about the property and you wish to proceed, a deposit will need to be sent to secure the booking

Q. Should there be a deposit payable for the property?:
A. Most owners will require a security deposit which they can hold against miscellaneous costs that may be incurred as a consequence of your stay eg damage to the property or its facilities, lost keys etc., with any unused balance being returned to you. You would expect to see the basis of any such deposit being listed within the booking details/contract

Q. How can I amend or cancel a booking?:
A. The property owner should provide you with booking cancellation/amendment arrangements with their booking details/contract

Q. What happens when I arrive - how do I get directions and access to the property?:
A. Arrangements for obtaining access to the property on your arrival will vary amongst owners and the details associated with this should be included in the information that the owner supplies you with. Make sure that you clarify how keys will be exchanged when you make your booking with the owner. Our site provides Google maps for most properties so that you will be able to navigate to your booking. In addition some owners will provide detailed step by step directions from the airport

Q. What do I do if I have a problem after I have arrived at the property?:
A. Any problems associated with your stay at the holiday property should be taken up directly with the owner, whose contact details you should be provided with before your arrival. Most owners do have a manual of some sort which describes the facilities and what to do in case of difficulties, and these instructions are often sent once final payment has been made

Q. What do I do with the keys when I leave?:
A. Exchange of keys is arranged directly with the owner, so make sure you are aware of what you are required to do when your stay is complete. Some owners make it a condition that the keys be returned before any deposit is refunded but details for key return will be provided by the owner

Q. Can I leave feedback on the property for other holidaymakers?:
A. I am sure that the property owner will be delighted to display any positive feedback that you have about your stay and there is an option for them to display such comments in the Holiday Villa Select property advert. If there are aspects of your accommodation/stay that you are not happy with then you should raise these with the owner directly in the first instance and see if you can resolve such issues. If you have serious problems that you feel you cannot resolve or that we should know about then please contact us

Property Owners Questions Answered
Q. What service does Holiday Villa Select provide for property owners?:
A. Holiday Villa Select provides a method by which you can advertise your property directly to holidaymakers and take enquiries and bookings for your holiday rental property. We will also provide you with the ability to upload and maintain all the details relating to your property and its rental availability through a simple set of screens in a secure area of our website. Your advert will appear as a full page on our website with up to 20 images being displayed, along with details of the properties' facilities, costs, location, local area/travel information. In addition if you choose to do so you can upload your own brochure, link to your own property's website and include Google mapping of your property's location (see an example advert with map). You will also be able to display your direct contact details and receive email messages from customers interested in your property.

Holidaymakers interested in your property will be provided with our direct contact details and there are no additional hidden costs or referral fees/commission chargeable if a booking is made. Q. How much does it cost and how can I pay?:
A. Owners can have a full page basic advert displayed on our site for as little as £49 per 6 months or £89.00 per annum, with payment being required in advance by credit/debit card, cheque, or bank transfer. See our full pricing details

A. The basic full page advert includes
descriptive text about your property and its facilities, costs, location and travel
up to 20 images/photos
your own brochure can be uploaded (optional)

Q. Can we advertise for part of a year?:
A. Yes, Holiday Villa Select will accept 6 monthly adverts if required and these are costed at £49

Q. How do I register/signup?:
A. It is very simple - just click on the Register with Us menu option that is visible at the top of every page. You will then be required to enter your basic personal details so that we can setup your account and provide you with access to the site and upload all your property details. Once you have submitted your registration you will receive confirmation of your account details and you are ready to upload your advert/property details

Q. Can you offer advice on how to describe/display my property?:
A. Certainly - we have years of experience of marketing/advertising and extensive knowledge of the rental property market so we can help you display your property in the best way to attract customer bookings. Holiday Villa Select reserve the right to amend property descriptions as they see fit in order to optimise the adverts marekting potential.

Q. How do I upload my property details?:
A. Property details can be uploaded via a range of simple web forms which are available in the Manage Your Account pages to which you will be taken after you login. Once completed the forms will then transfer your property information and photos to our database. The forms should be self-explanatory but if you do need extra help then full instructions and examples are contained within our Advertising Guidelines, which can be downloaded and printed if you require this

Q. How do I upload my photo image files?:
A. Photo images can be uploaded via the link in the Manage Your Account pages to which you will be taken after you login. Your images/photos should be in jpg format and should ideally be sized at 300x200 pixels. You may find the website ResizeMyPicture useful as it provides a free tool for resizing your image files. If you still need help with your photos/images we will be happy to help, just select that option on your upload form and our imaging expert will contact you

Q. I only have printed photos how can I put those on the site?:
A. Just send the photos to us and we will arrange to scan the photos and upload them onto your advert for you. Alternatively many of the high street photographers can convert you hardcopy photographs to image files for you. If you would like us to convert you photos then please send to the following address (including a stamped addressed envelope if you would like the photos returned)

Q. I have my own website - can I add a link to it?:
A. Yes, no problem, you will find an element on the Manage Your Account page that will allow you to do this. Please note that links to external sites will be vetted in-house

Q. Can I show where my property is located?:
A. Yes, mapping facilities are available on the site that will allow us to generate an active Google Map of where you property is located (see an example advert with map). In order to use this facility you will need to include your property's full address, including postcode/zip code if available

Q. Can I amend my property details after they have been uploaded, if so how?:
A. You can amend almost all of the details of your property with the exception of the full postal address. Adverts are not transferable between properties and if the address needs to be corrected you will be prompted to contact us with details of the changes required. Amendments will be done through the Manage your Account web forms

Q. Can I add or amend new photos for my property?:
A. Photos can be changed or new/additional ones added at any time during the advertising period. The changes and/or additions are made through the Manage Your Account web forms that you will be taken to after you login.

Q. How do holidaymakers contact me about a property?:
A. Holidaymakers will have the option to complete an enquiry form from the page that displays your property details and this form, when completed, will be emailed directly and you can then respond directly to the holidaymaker. We can also list your telephone details if you would like to take verbal enquiries

Q. What happens if I have a problem with a booking?:
A. Once the holidaymaker has contacted you and made a booking we would not expect to be involved in the letting process any further. Ideally you will supply your customer with full property/booking details on a booking contract form, which should be comprehensive and would be a legally enforceable document. If you do have issues that you are unable to resolve then please contact us and we will do our best to help. We do have some example booking forms and contract documents that you might find useful and these can be downloaded from the Manage Your Account homepage

Q. I have forgotten my username/password so how can I login?:
A. Visit the login page and you will find and option to request an email reminder of your username and password. The reminder will be sent to the email address registered with your account

A. If you have a problem with our site or your advert then please contact us and we will do our best to help. If you have an issue with a booking then you should aim to resolve this with the customer directly initially, but if you are unable to do this then we will be happy to see if we can assist

Please note that this is a self-service website, via which holidaymakers can select their preferred rental property and then submit booking enquiries directly to the property owner via the online booking enquiry form linked to each individual property advert.
